When a flat commercial roof can be coated instead of replaced
A flat roof does not automatically need a tear-off. On a commercial or municipal building, the first question is whether the membrane is still doing its job.
A coating is a repair for a sound roof
Silicone roof coating goes over a membrane that is still attached. It is used on flat and low-slope roofs, including built-up roofs, modified bitumen, EPDM, metal, and an older coating that is still stuck down. The liquid cures into one layer. Silicone is the coating we use where water sits.
That is roof coating. It is not a new roof, and it is not a fix for wet insulation.
A replacement is a different job
If the sheet is finished, the work is SBS modified bitumen or EPDM. Coating does not dry a wet area or rebuild a failed drain. Those get repaired first, or the membrane gets replaced.
What the quote is
