Ponding water on a flat roof in the New York area
Flat roofs in New York City and the surrounding counties hold water after rain and snow. Ponding is normal on a lot of low-slope roofs. It is not, by itself, a reason to tear the roof off.
Why the coating chemistry matters
Acrylic roof coating is a poor choice in standing water. Silicone is made for ponding on low-slope commercial roofs. That is why silicone roof coating is the system we lead with when the membrane is still sound.
When ponding is a bigger problem
Water that sits because a drain is blocked, a scupper is too high, or the deck has sagged needs that condition looked at. Coating does not rebuild a drain. If the insulation is wet or the sheet has failed, the job may be EPDM or SBS instead of a coating.
