What a building owner should ask a commercial roofing contractor
A roofing contractor for a store, a warehouse, a school, or a municipal building is not the same hire as a contractor for a house. These are the questions that sort the job.
Is this a coating, a repair, or a new membrane?
Ask the contractor to say which one, and why. A sound flat roof can take a silicone coating. A finished sheet is SBS or EPDM. If every answer is a full replacement, ask what they saw that rules out a coating.
What is included, and what is not?
A coating price is for the roof area being coated. It does not automatically include a tear-off, new insulation, drains, skylights, or permits. Those belong in a later written scope if the roof needs them. Sales tax is not included in the instant quote.
